Why properly maintain the boiler of a residence?

It is essential to call a professional for these installations. Often it is an annual contract with a heating engineer, who reminds you every year when it is necessary to service your boiler and who can include additional services, such as troubleshooting and especially optimizing the settings of the installation.

The objective of the maintenance?

Check the boiler, make the necessary adjustments for its proper functioning and clean it if needed. Depending on the type and age of the collective boiler, the technician will evaluate its energy and environmental performance, comparing it with the most efficient boilers on the market today. This includes its nominal efficiency and its emissions of atmospheric pollutants. Specifically, NOx (nitrogen oxides) for gas and oil boilers, and VOCs (volatile organic compounds) and dust for wood and other biomass boilers.

The ideal temperature according to the room

The ideal would be to set the temperature between 19 and 21 °C in living rooms, and 17 °C at night and during the day for less occupied rooms. It is also recommended to lower the heating by 3 to 4 °C if absent for more than 2 hours.

The maintenance certificate

Within fifteen days following their visit, the professional provides a maintenance certificate that the co-ownership must keep for at least two years in order to present it during an inspection or upon request by the insurance in case of a claim.

The certificate provided by the professional must include:

• The list of operations performed and defects corrected during the maintenance visit;

• If necessary, the measured carbon monoxide level;

• The result of the evaluation of the boiler’s energy and environmental performance: efficiency and emissions of atmospheric pollutants;

• Advice on how to best use the boiler and heating installation.

What about chimney sweeping?

Chimney sweeping of smoke evacuation ducts is not mandatory for so-called sealed boilers (flue boilers, VMC-gas…). However, during boiler maintenance, the professional must check the tightness of the duct and clean the connection duct. A blocked or non-tight duct can indeed lead to carbon monoxide poisoning. It is therefore necessary to remove deposits accumulated on the inner walls and facilitate smoke evacuation.

Hydraulic circuit descaling: a necessity for better heating

Over time, the pipes allowing the circulation of hot water heating within the building become clogged. Several signs can indicate this clogging, such as colder areas on radiators or unusual noises in the heating circuit and the boiler. Another characteristic sign: if the water drained from the radiators is not clear but orange or black. Finally, difficulty in achieving a correct temperature, despite the boiler running at full capacity, should also be a warning.

Performing a descaling will also reduce energy consumption, and therefore heating costs. And for good reason, just one millimeter of tart reduces the efficiency of the boiler and radiators by 5 to 10%. And the overconsumption caused by sludge can reach up to 15%. By doing so, the heating equipment will be better preserved, resulting in an extended lifespan for the boiler and the entire network. Not to mention greater daily comfort, due to less difficulty in heating the homes.

However, the main risk of such an operation is the appearance of leaks. Indeed, sludge stuck to the walls can sometimes seal a leak, most often in old installations. This will then need to be repaired immediately before the water is turned back on.

During their visit, the professional checks the condition and operation of the heating system, performs a cleaning, and can adjust the settings to optimize it, thus allowing all co-owners and tenants to save on their expenses.
